Our Ten-Step process has been shaped and honed over decades of successful practice but is tailored to each client and their needs. The process starts with a client meeting where we ascertain the client's needs and goals and after a market analysis of the asset, we craft a marketing plan and proposal for your consideration to bring an asset to market.
The agent and Client meet and review the client’s needs and goals. We firmly establish our lines of communication at this point which will be critical to the success of the project.
The agent performs a Broker Opinion of Value (BOV) or Comparative Market Analysis (CMA) and compares the subject property against others in the market to gauge a fair market value.
TRIF&R submits an Exclusive Authorization to Sell proposal for the client’s review, consideration, and execution.
Upon listing a property we then engage our design staff to commence preparation of our industry-leading offering brochures. These include full-color maps and descriptions that will promote the best features and provide thorough and accurate information so the prospect may quickly evaluate the offering and have the confidence to submit an offer. We utilize trade-specific websites such as CoStar. LoopNet; Land.com suites; Realtor.com; etc.
TRIF&R financially qualifies all prospective leads to measure their creditworthiness prior to any physical tours of an asset. This screening process tends to identify who is truly interested to purchase the asset and eliminates.
Tracks the activity, progress, and milestones for each project and includes marketing activity, lead generation, and status. These reports are created with the goal to keep the client aware of what their agent is doing and how the asset is being received in the marketplace.
An integral part of any transaction is the Property Investigation and we will gather all available information in advance in preparation for delivery to the buyer pursuant to every sale transaction, including statutory disclosures.
Monitoring the transaction schedule and dealing with objections that may arise from inspections or appraisals and shepherding the transaction to stay on track with constant communication with the parties.
As the deal escalates toward completion, we will coordinate with escrow officers, intermediaries, and financial lenders necessary to complete the transaction.
At this time we do endeavor to follow up on loose ends and perform some agent reviews so that we can continue to evaluate our best practices and performance.
