Description

Professionally established pistachio orchard with rural residential complex (currently rented). Orchard is owner-operated and was developed sparing no expense. The cultivar is Golden Hills grafted onto Platinum rootstock. Land consists of 146 acres comprised of Class 1 & 3 soils that have been deep ripped and soil amended to enhance tree growth. The soils and area have excellent drainage. There are two ag wells interconnected to a fully automated irrigation system using drip tape. The wells have new electric pumps and motors and yield 1,650 GPM.  In addition, there is a farm headquarters including a 2,400 sf SFR dwelling, two mfg. homes, farm shop (which are occupied by tenants) and equip storage building on landscaped grounds. the land is zoned A-40 for agricultural uses and suggests it may be divided into smaller lots in future.  Has an active Williamson ACt contract.  Please see attached offering details and maps.
