Ask Jim Wirth, ALC
Offered for sale is this mature-bearing, good-producing almond orchard (sold subject to an existing leasehold interest). The lease expires in 2024 (tenant would like to renew the lease). The tenant developed the orchard in 2005 with 95+/- planted acres in three blocks along Petroleum Creek in SW Colusa County. Varieties include Nonpareil (50%) with alternating rows of Butte, Winters, Carmel and Fritz on 15' x 21' tree spacings.
Within Colusa County Water District, there is an outlet (underground pipeline) at the property that is connected to underground distribution and surface drip irrigation lines. The tenant has relied on other sources of water for irrigation (Warren Act) over the years and this alternative source of water is not included with this offering. In addition, the filtration and fertilizer injection system at the outlet belongs to the tenant.
Comprised of Class 1 & 2 loams, primarily associated with the Westfan Series, which have a loamy surface layer and clay layer below that but generally the soils are naturally well-drained.
There are a couple of nice acres with some mature trees available for a nice building site along County Line Road and there are some good hunting and recreation amenities along Petroleum Creek.
